 Mountview School Building Committee

March 8, 2016

MINUTES

The committee returned at 7:00 from a tour of the new building.

            7:00pm                                                                        Holden Municipal Light Department

Present:                       Chairman Paul Challenger, Dave White, Jacquie Kelly, Margaret Watson, Chris Lucchesi, Bob McCarthy, Larry Galkowski, Erik Githmark, Darryll McCall, Gary Kaczmarek, OPM, Sue Lucia

Others Present:           From LPA: Mike Pagano, Bill Senecal, Peter Caruso

  1. OPM Report:  Gary Kaczmarek gave a construction update. The flooring continues. The MEP finishes are finishing up. The lighting control system is fully functional. There will be training on Friday. The building is very energy efficient. They are water balancing, but no air has passed through the system yet. Issues with the sequencing has stopped them from balancing air. Air balancing does not need to be complete for occupancy. Addison is rewriting the program. To move in they need a statement saying that the units are on and fresh air is coming in. The ceilings are complete. The bleachers are being put together. The lockers are in. The FFE& has been coming in. The storage shelving is in. The roof edge color did not match, so it is being refabricated and painted. This will not hold up the move–in. The bathroom partitions, signage and gym wall pads are also being installed.

Gary reported that two weeks ago there was a problem with the level spreader discharging silt into the wetlands. There was a breach in the spreader. Pam Harding and Graves Engineering were informed. Not much silt was found in the wetlands. Mr. Graves and Mike Andrade came out to look at the situation. We are waiting for the report. Paul Challenger asked if Graves is responsible.  Mike Pagano said LPA has a contract for this work. They have not had an opportunity to call Graves. He said the town is owed a proper design. He will leave the subject open.

Gary reported that they received some upsetting news about the schedule. It does not put us at the April 8th move-in date. A meeting will be held Friday morning to determine if we will meet the April 8th move-in date.

  1. LPA Update: Mike Pagano reported that the requisition is a cause for concern. He is trying to do the calculations before they sign it. CTA is representing that after tonight’s req there will be $5.6 million remaining. Mike is concerned this is not accurate. There may not be enough for the punch list work. Gary is trying to correct this problem.

There is an issue with the doors. There are 40 doors with acoustical seal requirements for the MSBC. There is a problem with the sweep along the floor. There is also a problem with the door color. Gary is working on a solution. The town should get the doors they paid for with the correct finishes and they should work properly. Overall, we are very happy with the building. The quality is high and the building will be built correctly. The town will get the building they paid for. Gary gave a rough number of $25,000 to fix the door sweeps. CTA will do a mock-up of the refinished the doors. If they are not correct, they will make new ones. Mike suggested rescinding payment based on the past payment of the doors for $77,000 then have the committee sign the req. It is not really a punch list item. CTA is also doing a punch list, but it is very general. Gary stated our punch list is because we brought furniture in before substantial completion.

  1. Misc: Paul Challenger reported that he, Jacquie Kelly, Margaret Watson and Dave White went to the selectmen’s meeting with an update. The selectmen asked about having the town meeting at the new school.  The committee told the selectmen the building was not ready. They did mention there would be a dedication after school starts. Paul asked when the committee would like to start planning the dedication. Dave said it is kind of early and is concerned that the condition of the site will not be completed enough for the event. He feels it is better to wait until June. Dave asked about the original dedication plaque. Bill Senecal said it would be mounted in the new building along with the mural. Gary reported that the podium would be donated by Woodmeister. It will be made for April but the logo is a separate piece and will be done later.

Bob McCarthy motioned to accept the minutes from February 9, 2016, Chris Lucchesi seconded. All were in favor with Larry Galkowski, Darryll McCall & Jacquie Kelly abstaining

Next Meeting:  Possibly the next 4 Tuesdays if needed with the regular meeting Tuesday April 12, 2016, 7:00 pm, HMLD Meeting Room

On a motion by Dave White, seconded by Bob McCarthy the meeting was adjourned at 8:45.
