July 23, 2013

Memorial Hall

Members Present:           W. Ritter, D. Lindberg, O. Lies, S. Carlson, J. Michalak, J. Head

Others Present:               P. Harding, Town Planner

7:00 PM:  W. Ritter called the Planning Board meeting to order.

REVIEW OF SIGN BYLAW: The Board has the edited version of the sign bylaw.  The Board has discussed detailing permitted size of wall signs, and adding a dimensional table to the bylaw.  Issues discussed were how to calculate accessory signs and letters, and an accessory sign profile.

APPROVAL NOT REQUIRED:

32 Erin’s Way, R-1 Zoning District, Haddad/Gould:  7,667.01 square feet of lot area is being transferred from one lot to another, there are no new lots being created and the plan is entitled to endorsement.

O. Lies motioned to endorse the plan.  J. Head seconded.  Vote 6-0, all in favor.

100 High Street, R-1 Zoning District, Edward Holden:  The plan is creating one building lot from a 5.48 acre parcel.  There is an existing house at 100 High Street, which will retain 3.44 acres.  The new lot will consist of 2.04 acres.  The plan is entitled to endorsement.

J. Head motioned to endorse the plan.  O. Lies seconded.  Vote 6-0, all in favor.

DEFINITIVE SUBDIVISION, JANUARY LANE, BOND REDUCTION:  DPW has reviewed a letter dated July 9, 2013.  Stephen B. Lane of Winter Ridge Management Corp. requests a reduction of the bond amount.  DPW has inspected the work performed by Winter Ridge to date and has updated the bond calculations accordingly.  DPW suggests a bond reduction from the existing $148,297.18 to $66,307.37.

J. Head motioned to reduce the bond from $148,297 to $66,307.37.  O. Lies seconded.  Vote 6-0, all in favor.

RETAINING WALL FAILURE, VISTA CIRCLE:  The fallen debris has been cleared and the design engineer and consulting engineer are doing inspections to determine the cause of failure.  Repairs will begin later in the week.

  • May 28, 2013:  O. Lies motioned to approve.  J. Head seconded.  Vote 6-0, all in favor

OTHER BUSINESS:

  • O. Lies discussed requested summary of sewer capacity.

NEXT MEETING:  August 20, 2013.  P. Harding will send out a reminder for the meeting, and include information on Walkable Communities.
