TOWN OF HOLDEN

ZONING BOARD OF APPEALS HEARING

BRIAN & MARIA CORRIGAN                                                                            CASE NO. V 1506 

The Zoning Board of Appeals held a public hearing on Thursday, May 21, 2015 at 7:00 p.m. in Memorial Hall in the Town Hall on the Petition of Brian & Maria Corrigan for property located at 204 Doyle Road for a VARIANCE for relief from side yard setback requirements for an addition.

Members in attendance:  R. Spakauskas, R. Fraser, F. Lonardo, J. Deignan and R. Butler.

The Secretary read the application and Findings of Fact.  Mrs. Corrigan addressed the Board.  She explained that the back left corner of the garage is going to be 14.6 feet from the side yard.  The setback requirement in that zone is 15 feet; therefore, she is asking for relief of 4 inches.

F. Lonardo asked to see the plot plan and asked why the addition needs to be so large.  The applicant said if it was any smaller, they would be unable to open the doors between the cars.

F. Lonardo also mentioned that #1 of the Findings of Fact needs to be rewritten and that the applicant should submit a plot plan to the Secretary and she will file it with the Town Clerk.

Since there were no further comments or questions, the public hearing was closed at 7:15 p.m.

F. Lonardo made a motion to accept the plot plan as submitted this evening dated April 17, 2015 and prepared by B&R Survey, Inc. and approve the variance application with the following conditions:  1)  The Board accepted the applicant’s plot plan dated 4/17/15 and prepared by B&R Survey; the original to be filed with the Town Clerk;  2)  The northern corner must be staked by a registered land surveyor +/- one foot;  3)  #1 of the Findings of Fact should be changed to ‘the shape of the lot is prohibitive to putting on an addition’.  R. Butler seconded.  Vote 5-0, motion approved.
