The Zoning Board of Appeals held a public hearing on October 3, 2013 at 7:30 in Memorial Hall in the Town Hall, 1196 Main Street, Holden, MA on the Petition of Thomas & Anne Koertge for property located at 1606 Wachusett Street for a VARIANCE for relief from side yard setback re-quirements for an addition that includes a two-car garage with a master bedroom/bathroom above it.

 

Members in attendance:  R. Spakauskas, R. Fraser, F. Lonardo, J. Deignan and R. Butler.

 

The Chairman called the hearing to order and the applicant addressed the Board.  The addition can-not be situated in any other direction due to the location of the septic tank/leach field.  Therefore, they would be unable to comply with the 25-foot setback requirement.

 

F. Lonardo asked the applicants to indicate on the plan the exact location of the addition.  He also commented that it may be too close to the septic tank and leach field and, therefore, suggested they contact the Board of Health to determine their regulations.

 

Since there were no further comments or questions, the public hearing was closed at 7:45 p.m.  

 

The Board unanimously voted to grant the variance with the following conditions:  1)  The applicant must obtain approval from the Board of Health that the distance of the addition from the leach field is acceptable;  2)  The size of the addition is limited to 33’ x 24’ as indicated on the existing plan;  3)  The addition will be no closer than 11 feet to the southerly side lot line;  4)  The southwest corner of the addition must be staked by a registered land surveyor and  5)  Safety detectors must meet the current codes.
